So some grey area on what you may find reasonable and what perhaps some hopeful tenants find reasonable and be sure to not violate any fair housing law in setting occupancy standards, but I generally think most renters are reasonable on if 3 adults, they are looking for a 2 or 3 bed rental and not a studio.

Great news, and I'll know more next week, but I just spent the entire day yesterday going over hours and hours of audio recordings I had from a prior closing, many phone calls and conversations etc even additional very HIGHLY incriminating evidence that I GUARANTEE this Pastor and County Chaplain DOES NOT want getting out to the public and we're going to see if we can finally get this outstanding MAN OF GOD to be an adult and accept the inevitable before it gets worse for us both if they further delay.

In general medical professionals are looking for smaller units (studio/1 bedrooms) not 2+ bedrooms- In order to understand corporate demand you should research the types of corporations in the market and figure out if they bring traveling / temporary workers to the area because not all corporations do- You didn't mention colleges but if there's higher education nearby this can also be a driver of MTR demand.
