In my analysis, I utilized a 40% assumption as a baseline, though I acknowledge that this may underestimate expenses for a park with the characteristics you’ve described.

If the proforma has the rent roll at $1400 a month, there is a discrepancy that could lead you into a bad assumption on your business plan.Also one caveat, be aware of physical delineations around the area like bridges or railroad tracks or a canal.

Super risky for an unexperienced person then nearly a waste of time for an experienced lender.MOST wholesalers (my assumption) won't care about someone else's $ especially if there was no relationship before with one of these EMD lenders.
