Having models is great if you understand their limitations.

That's what the commission is for...It does seem like their communication is top notch - I've spoken to a few people from REI and they seem to have a decent business model.

Also, if this is something that you are looking for in a hard money lender, you might want to look into more of a private money lending model verse anything else. 

A long term rental is a simpler business model because there is less turnover and the property alone is what is marketed. 

Yours sounds like a much better model than most.
