Often in Worcester they call the roof "historic" so you have to apply for a waiver to replace it with asphalt shingles if you want to do that.

If you have asphalt shingles, pay a little extra and opt for dimensional 35 year shingles; the majority of the cost is labor - don't pay for it twice!

@Matthew McCormick its a bitumen (asphalt rolls) roof, has some tear down and aluminum coating already per inspection report seems like seller did that to extend life of roof maybe 5 years ago.
