I am not looking to flip or longterm apreciation but instead to BRRRR the heck out of them, pull out the forced apreciation and repeat.

I've watched the webinars and read some books but I want to experience the real deal,so if anybody out here in Houston have an oppinion that would help,I will apreciate.

No one will look out for your interests as well as you.There are thousands of agents from Palm Beach to Broward, but as in any market, there are a precious few that stand out...and those few have a massive established network of investors to whom they offer the best deals first.

By having tenant's responsible for water they are ideally less wasteful of the water which in San Diego is a precious resource.
