Then, obtain quotes from at least three actual contractors. ( insurance and all that depending on the work)You'll likely encounter three types of contractors:The Super Expensive Guy: Highly skilled but often in high demand, resulting in premium pricing.The Average Guy: Offers good quality work at a reasonable price.

And none of that counts the 10’s of thousands in tax advantages I reap without any advanced skills or planning, the government just hands them out. 

The skill comes in sourcing deals that arent only on the MLS.

However when a great property that fits what we like (ugly and a great price where we can use our skills to make it beautiful) comes around that we can take advantage of our position and get it, we want to be knowledgeable about that property type and be able to jump on it.
