I'm coming over from New Zealand to invest in rental property, you have a big country any ideas where I could invest for reasonable yield, stable local economy and an area that is on the way up in the future.

I would say that both Singapore and New Zealand are viable alternatives to the U.S.

I recently moved to Brisbane, Australia after working as a property lawyer for three years in New Zealand, during which I purchased one rental.

He lives in Japan but owns several properties in New Zealand where he is from. 

Nancy Australia is a completely different market to the USA, (which you may already know).The only reason a well presented house in Melbourne would stay vacant is rent is too high or management company leasing it is incompetent.It is very, very unusual to have more than 2 or 3 weeks vacancy a year ever in most parts of Australia or New Zealand.

**Our goal is to live in New Zealand during our summer and high tourist / Airbnb season.

We looked through quite a few websites for a suburb called Hamilton in New Zealand and many of the houses are sitting at $450,000 to $600,000 for 2 - 4 bedrooms and most of the houses already looked like they were renovated with almost no issues besides some of the gardens looking rather horrid.
