There is a pool, playground and basketball ct.Specifics:$150k cash for all 32 units.Expenses are higher than usual as they include a $300 per building HOA cost for pool and landscape maintenance.Owner pays only water about $125 per building.Property tax:$1300/buildingInsurance $600Vacancy needs to be assumed highBuildings were built in 1971 so expense ratio will be above 50%.Onsite resident manager and super on site in exchange for free rent of a 2bd and 1bd.Although price per door is less than $5k the high expense ratio, low vacancy and sketch neighborhood have my ROI questionable and giving me very cold feet.

Thing I don't understand is, there certainly are other bidders at the courthouse who previously must-have checked out the houses, why is it always one of the "Warriors" gets the house and they never show someone who is not a Warrior present or bidding at the courthouse.I used to watch the bidding locally and got to know several of the guys . . . they told me: "the best deals are made before it gets to the courthouse."

As many of you have already heard , Jerry Buss owner of the L.A Lakers basketball team passed away.An interesting thing that I read about him was that he started investing in real estate in 1959 by buying an apartment building in L.A with partners for $1000 of his own money down.

You would end up with a bunch of files with names like "basketball-cards.html", "basketball-trading-cards.html", "basketball-trading-cards-value.html", "topps-basketball-trading-cards.html", "fleer-basketball-trading-cards.html" and all the rest.But let me tell you that copying, pasting and renaming HTML files one after the other is tedious and boring task.I wish I could just drop a list of keywords and get all the HTML files created.And you know what?
