I specialize in this type of transaction and would be happy to have a conversation including why they may not be a fit for you. 

You may need an attorney who specializes in landlord issues to help draft something.

So yes, it's about knowing your business and being very specialized. 

Would I just handle the payments myself as servicer or are there any third parties who specialize in this?

If I did it, and I'm no one special, anyone can do it.
