While many new sectors of business were created out of COVID, some demand for services pre-COVID is returning.  

My recommendation would be to engage an investment property focused realtor (not a general residential realtor) and let that person guide you through the process from pre-qualification to market/property valuation and selection. 

If the loan is being paid the seller/previous owner has no reason to want off of the loan.

Really simple process to get a term sheet and no upfront fees except appraisal cost that is paid DIRECTLY to the appraisal company.

Hi @Justin Snead, I would say just make sure wherever you take the pre-licensing class is IDFPR approved. 

As of right now we are establishing relationships with Brokers, had done some pre marketing for our investors to fund EMD and DD.
