There are small communities in Texas where the 3 or 4 small brokerages in town just keep a list between themselves or have created a Facebook group among themselves to promote their listings.I have run across a few Brokers over the years that just worked with buyers in the purchase of HUD/VA foreclosures and were not Realtors and therefore not members of a Board/MLSHowever, in any MLS that I have been involved with if the Broker is a member of the MLS, all of their agents are also required to be members. 

Funneling profits into buying real estate from a high paying job or a business and learning the basics of how to do it profitably can create 10's of thousands and 100's of thousands of and even millions of dollars that would be hard to achieve through getting promotions at work.

My guess is that the promotions feature will turn into a variable commission model in the future (20% Discount, Airbnb offers 10% to the customer and pockets the 10% in extra Commissions).

One last thing, you can join a group on Facebook, specifically for wholesalers (legal) and promote your business.

Philadelphia has implemented various forms legislation over the years between abatements, land banks and density bonuses geared towards promoting development in areas that suffered from disinvestment and housing affordability challenges with some legislation having been more effective than others. 

In general, Cohan is overhyped by gurus who mis-promote it as a loophole for people who do not bother to keep records and receipts.

I am just saying that most people have a better chance making more money by trying to be better at their day jobs and win some raises and promotions, instead of entering a new career in Real Estate.
