Find a small one that is not nationally advertised. 

I work with probably 10-12 different PMs around the nation, I don't get how they are in business.

They are based out of the Smokies, but will ship nation wide.

both have their place as investments, but leveraged RE appreciation historically has whooped unleveraged stock growth (due to the leverage, historically stock has done slightly better than unleveraged RE nationally).  

Hi Iris, I work for a nation wide mortgage lender and we do DSCR loans as low as 75k.

Cincinnati and Columbus chapters are very active here and nationally and a great resource for networking, recommended contractors/vendors and education.

Even if you rent at a break even or slight loss, if you could have 3 years of rental income offsetting your mortgage while realizing 3-6% appreciation, could be worth it, especially if you think appreciating for this area will exceed national averages.

You're still considered US citizen for qualification purposes not a foreign national.

There are a ton of PMs in Austin, for example, including a bunch of national and local brokerages so the competition is thick.
