It's not fun doing your dishes in the tub but when all is said and done, it's a great way to build equity. 

Since we are buying AFTER the school season has started we know vacancy will be a challenge until next school year and are hoping to get some leasing for spring semester, but have entertained the idea of AirBnB, but the following questions have stopped me from pursuing it:The purchasing/transportation/assembly of furnitureThings will likely get ruined (sheets, dishes, furniture) will my cleaning lady/house mom really be willing to go out and buy these things and replace them?

On that wall backing to the basement steps, it looks to be about 5-6 feet, I would add either lower and upper cabinetry for dishes and small appliances or a large reach in pantry maybe both if the wall is longer than 6ft.Doing this will give you a really nice big "L" kitchen plus a pantry and washer/dryer off the kitchen.

Additionally, no trampolines, pools, satellite dishes, TV antennas, air conditioners, spas, swing sets, or other similar features shall be added to the Premises by Tenant unless express written permission is given by Landlord, which permission may be granted or withheld in Landlord’s sole and absolute discretion.

Mine did too at first, but reality set in after a few months of washing dishes in the laundry sink, and having plastic hanging in the shower, her enthusiasm waned.I'm not suggesting you don't do it, just pointing out that the idea of it and the reality of it are not necessarily the same. 

Like pulling clothes out dressers and putting clothes all on bed, covering dishes, cleaning out cabinets completely.

I like to utilize these tools when I am doing "mindless activities" such as washing dishes, getting ready for work in the morning, driving around, etc...My last piece of advice is find a local REIA which is like a real estate investors club.

And just having some dirty dishes in the sink and some old or rotten fruit sitting on a table somewhere can cause them to multiply quickly.

Adding crisp white towels, a decorative soap dish and small potted plant on a window sill is a expensive way to elevate a bathroom.
