There are NO institutional investors that will jump on this kind of deal, but you can maybe find a private lender or do a Joint Venture (equity split?).

All lending institutions operate the same at the end of the day.  

These institutions might be more flexible and willing to work with your specific scenario.  

Saugatuck city has just instituted a cap on STR yet it is in the infancy stage. 

@Mark Alford I see a few lending institutions that I’ve worked with in the past that are offering this.

My assumption has been DSCR is the main driver, coming from my institutional experience (larger deals) we usually target a 1.2 and over DSCR.

I’ve come across options like the Institute of Real Estate Management (IREM), National Association of Residential Property Managers (NARPM), and Certified Property Manager (CPM) programs, but I’d love to hear opinions on which have been the most valuable in practice.Additionally, any recommendations for resources, books, tools, or online communities that have been helpful for day-to-day management would be appreciated!
