There is real estate to buy 24/7/365 when you have built the confidence to do so.

Avoiding accessive PM fees (personally I recommend most people self-manage)These will eat away at your ROI.

So often rentals don't have taxable income; and once they do it's still not subject to the payroll taxes paid by W2 wages or on self employed income.
