@Uyenchi Ho I would take down one property with an option and try to market that, if it works heck yes get options on all of them, but yes you have to see a property first.

Situations like that are where you really want a local that knows typical local property taxes and homeowner's insurance -- how else could I preapprove that dude to look at houses putting him at up to 46.99% if I didn't know HOI and typical local prop taxes?

Insurance agents won't give you a quote until you have a specific property lined up, but obviously we have to put something in for preapproval purposes since HOI is part of DTI. $75/mo up to $1m, $100/mo up to $1.5m, $150/mo up to $2m is what I use.

To all of you landlords who are doing short term rentals like this, is your HOI policy similar to a normal rental policy or does your insurance company charge you a lot more once they know how the property is being used or does it even matter to them?

Meaning if you think HOI will be $75 and your FHA mortgage insurance will be $150, enter $225 as your HOI expense and things like CoC ROI that it spits out will be accurate.
