God forbid something was to happen and you didn't finish the project or pay back the loan, the lender would be underwater with no way to recoup the money.

If instead it is currently rented, I would manage it very carefully and pray to God the current residents move out voluntarily and hope they never look back.

I was reading through the thread and I am like thank god, technology changed things now a days. 

Every time I enter into an agreement to purchase I have the following: Exclusive irrevocable possession and occupancy shall be delivered to Buyer, Buyer’s Assignees, or Buyer’s Agents at 5:00 PM on  the date this agreement is signed by Seller,  on the date of Close of Escrow,  on ________________, 20______ or  no later than ___________ days after Close of Escrow.I have collected my fair share of cash for keys in SS where the lender tries playing God.  

God forbid you are sued and you try to present the LLC shield, even if you managed to not slip up and lose the corporate veil through a technicality, if it is shown that you were forbidden from moving the property into an LLC by your signed loan docs, the LLC will be stricken and will go right back to you personally. 

The polarized extremist nut jobs on BOTH sides seem to have taken the steering wheel and one is yelling to drive us off a cliff the other yelling to drive straight into it and us sane people are just in the fetal position rocking back and fourth trying to wake up from this damn nightmare that the crazies have broke out the nut-barn and took over......Careful the BP gods will remove your post.
