If privacy is an issue, find a low-maintenance privacy fence, and even those are a pain because somehow tenants constantly break the latches and hinges on the gates.

NO lender is going to send you copy of their bank account.. they might have to prove up to a seller or the sellers agent but never send it to you right out of the gate.. and all the other things you discovered its just an off shore scammer trying to scam those that dont know what they dont know.

It syncs with payment processors, and other vendor software (gates, kiosks, cameras, etc.).

Occassionally, you'll find a deal that has ok cash flow out of the gate, but most barely break even.I've been fortunate in my career to stay on the positive side of my deals, but some got hairy early on. 

Maybe look for a BRRR after that but nothing wrong with taking it slow out the gate.

Right out of the gate I was over budget.

However, like many on BP, I have also bought expensive courses in the past and found that the money needed to make the program work wasn't 100% clear out of the gate.

Withdraw your 401k, pay income tax, pay tax penalty, lose opportunity of compounding interest etc - you're taking a huge L out of the gate here Do you have a track record of success?
