Both interest rates and tenant behavior have had major negative impact.Smart buyers can always find advantaged acquisitions from a true financial fundamental real estate perspective in DSTs, but it’s the exception, not the rule.

Fundamentally their business model was so unprotected and with the skinny margins  it was waiting to happen. 

To protect your margins, it’s crucial to have a solid understanding of costs upfront, consider negotiating long-term prices with suppliers, and prepare for possible delays in renovation schedules.In both scenarios, it’s often safer to focus on markets with strong fundamentals (stable job market, population growth) and properties at or below the median home price in the area to appeal to a broad buyer base.

Gateway markets often have better fundamentals as well. 

It's unfortunate because the location of the neighborhood possesses some promising fundamentals that likely won't come to fruition for a very long time. 

You must understand the fundamentals of what constitutes a good investment.

If you are going to complete the BRRRR method in a lower tier neighborhood, select a neighborhood with the fundamentals that indicate the neighborhood will transition to a neighborhood where home ownership will become more prevalent.

@Chander SriAustin (and surrounding area) is in a correction, but has good long term fundamentals, so keeping it as a rental could end up making you a lot of money, it just might take a few(5-7) years.
