I would think in most situations the original owner is in financial trouble, probably delinquent on their mortgage and facing foreclosure.

Even with a great deal, it’s tough to make it work in today’s market.This is the reality we’re facing now. 

If they need access to the property immediately, you can offer to leave to them until you are ready to close.
