Have your attorney send your contractor a letter explaining your dissatisfaction, any legal, ethical, or moral violations his operating methods result in, and making him an offer BELOW your “target” amountbest of luck I have an attorney that I considered speaking with on this matter, but I’m not sure that he specializes in things like this.

Maintain good insurance, act ethically and honestly as best as possible, and keep good records and you virtually have nothing to worry about. 

Million ways to make great money in RE, but communication and work ethic are paramount. 

Them splitting it up is an ethics issue.

Hey @Elizabeth Lark,As mentioned in some other responses, one of the superpowers of real estate is its tax treatment, and you are forfeiting powerful strategies when you hold them in a retirement account as you describe.

I was an investor and after 10 years I couldn't find an ethical and knowledgeable agent. 

Its hard to find a perfect spot anywhere in this country. as long as folks move to where the jobs are or where tax treatment is better I think they kind of over look the adverse weather.

The investors all are going to turn it into something else - low income housing , student dorms, self storage, transient housing, drug treatment, etc.
