OUTSIDE of coastal counties/cities (within 60 miles of the Gulf & East Coast), wind/hail deductibles are typically 1% or 2% of the building limit on file, and can many times come with a minimum deductible as well (typically $5,000 or $10,000).

A buddy said there are new duplexes going up just East of the McConnell Air Force Base.

Maybe we can connect sometime, I would definitely be interested in expanding East after I get my feet wet here in Dayton.

I would factor in time to travel to any market, but AZ is relatively quick compared to the east coast. 

@Steve Vaughan  when we went through the 08 to 2010 debacle and over 200 landlords handed me back their houses.. and lost ALL their money... it was an eye opener and they were all landlords all west coast based   a few on east coast.but they walked..  

I own all of my investment properties here and work with a lot of out-of-state investors in both the east and west coast that love investing here for the turnkey and BRRRR opportunities that we have here.
