I always recommend starting out as a licensed assistant to a top producer, but I don't think that'll work for you since you already have another daytime job.One thing you'll hear about in this business is you get to control your time!

I too had a lot of no-shows at one point so now I do what @Beth L.said....when someone calls to schedule an appointment to see the property, I set up a day/time and tell them to call me one hour beforehand to confirm or I won't be there.

Dont forget that Texas has very strong laws on returning security deposits. you have 30 days to refund the remaining security deposit and provide an itemized list of everything that was not returned.Failure to provide both the itemized list and the check in that 30 day time frame could open you up to treble damages.

So as of now, planning on moving forward alone.I presently work a 9-5 job which occupies most of my daytime hours.Would appreciate any thoughts or advice anyone has to extend -- sorry for being windy - if you feel I could shorten anything up or provide less info or more in a particular area please let me know or if you have a recommendation for a different section of the forum to place this topic in.Thanks in advance - reading here the past 2-3 months and listening to the present and old podcasts during the week has led me to rethink the path I was on and set some clear and concise goals for myself.
