Not to mention the mental affect this has on making ordinary people feel small, which is a type of mental manipulation that plays into these stocks just like the fantastical metal psychology behind pumping up these fraudulent numbers based off of hype.

I was lucky enough to find a property just a few blocks from my TK purchase that was in excellent condition, fully tenanted with two units, passed the inspection with flying colors and is grossing close to the 2% rule.

I just think they're seeing the house with rose colored glasses because it's been in their family for so long.I'm estimating $120k-$160k in renovations for medium grade finishes and keep it a SFH, so I'm thinking I'd offer around 190k and with that mortgage it probably wouldn't cash flow as a rental, so we'd probably live there and rent ours out (potentially as a mid-term) since our mortgage is pretty low.Another option is trying to work with a hard money lender, stay in our house, and either:- Spend more on rehab to turn theirs into a duplex (2 br/1 bath each).

Check that they have an active bond (you can even request a payment or performance bond to ensure they pay their subs and perform the work as promised 5. when reviewing the contract before signing go over every detail a proper scope of work should be detailed down to the material and equipment used like simply saying install kitchen cabinets is a sign to not choose this contractor, it should say install type, model #, color, features (the more detailed the better) if it's not detailed then you risk the builder installing something cheaper that you paid for this goes for everything even paint and also how many coats are applied. 6.
