All mortgages contain a “due on sale clause” which states that the lender may, at its option accelerate (call note due) if a transfer of the property securing the note takes place.

You can always do a rate buy down to get a lower rate but you will not have to pay "lender points".

I routinely buy used washers and dryers.

Interest rate 3.8% In short this is how you do it...Find a flip opportunity, use hard money or what you got to buy, rehab it, re-finance it, boom.  

Let's call this 30% of the acquisition price.
