Hes bluffing, and hoping you will buy his BS.

BLUF: I have a couple of properties with equity to juggle and I'm not sure of the approach to best set me up for my next REI.

@Rousner Ermonfils, So here's the BLUF: you can rent or sell your VA home at ANY time without any penalty.

I would make a written offer to the HOA to cover any pest removal services approved by both you and the HOA board if you think they're not bluffing. 

If they say they won't accept less, are they bluffing?

If he still won't budge from $110k, he probably thinks he has you bluffed.

If the broker doesn't have multiple offers and they're simply lying to you, its hard to give advice on how to do business with someone who is just playing games, best bet is to use your gut to determine whether or not they're bluffing. 

But maybe he really is bluffing about the demolition, and will just rent it out to the next family that agrees to his terms.

BLUF: Is it a good idea to invest in low income properties or is it better to focus on properties that will attract middle income tenants?

Got response fromSellers Agent (SA) who said the crux of the problem was the offensive way my agent acted - bullying, bluffing, not understanding the contract at all....and his client feels keeping $500 of the $1000 earnest money deposit (EMD) is fair.
