@Andrew Ball, there's some slight confusion/miscommunication here.

Not sure what the layout looks like or location - but in a solid location, which I'm assuming since it's an STR, you should be able to in the ball north of $800-1000 per room and even more so for the rooms with private baths.

I tried to look up your post you mentioned but you have so many threads here I wasn't sure which you were directing me to.anyway, I am in contact with a surveyor.. but waiting to sign the purchase agreement before I get the ball rolling. this property is in city limits and have been on contact with the planner. the 5 lots are within their parameters, this will have to be on city water and sewer.

I was double that and so was Holt homes.. some of the one off builders were still at 2% or 2.5%  and it varied with how hot the market was the commish was moving all over the place.. the transaction I am talking about the broker had their client low ball us and ask for about 200k in upgrades PLUS double our normal commish rate..

What a process but it feels good to get the ball rolling!

It may be a difficult game to get into in 20 years, yet many will find a way and the cycle will continue, so long as the US is still standing.Ultimately, none of us has a crystal ball, we can only look at history.Conversations like these have been going on since the dawn of man and will continue.
