So I'd imagine that everything will take more time, be more stressful, while you're trying to do the seat arrangements for the reception and worrying about who is going to be Auntie Marge up at the airport.

It sounds like a brrr, where you can now cashout refi for maybe 75% LTV which would give you around $270k to pay back Auntie and/or make another purchase.

They'll take any offer to the kids of the deceased (who very often live elsewhere), and convince them that they can trust Uncle or Auntie Agent who they met when they were still kids that this is a perfectly fair price for their parent's place as-is for cash, no home inspection, no contingencies, no paint, no renovation, cash on the barrelhead in 30 days or less...because who can stand to come back to western Pennsylvania and sift through Mom's towering piles of crap, excuse me, collectibles?

You have to assume they will stay for longer than a month because from the scenario you are describing I would bet the niece has money problems and her aunt is trying to help her out.In these cases I would recommend running a complete application on anyone over 18 that will be moving in.

Obviously that would be in good condition, in the shape that it's in they'd be lucky to sell it for maybe $50-75K to an investor.That's where I come in, my aunt is in the process of seeing if she can assume the mortgage and be responsible for it as long as my father and uncle sign off on their interest in the property.

The rental unit was vacant when I moved in and I am currently receiving about $300 more in rent that was on the appraisals projection… I have also done some minor- non cosmetic updates).In terms of my financial position I do have enough liquidity, credit, and income to qualify for a mortgage.My grandfathers property is a two family house (up and down) on an oversized lot, with a two car detached garage, and a huge driveway.My family will be utilizing a gift of equity to me (and potentially my brother) for the down payment when we buy the property.The price my grandfather is looking to net Is between $450k and $500k.Based on a CMA report I had done, the estimate on the house is between $580-600k.My Aunt is putting an extension on her house to accommodate my grandfather living with her and her family.
