If you ask around, you likely know someone in CA investing out of state.If you evaluate a long term rental property from a micro view of let's say the Year 1 return, with interest rates where they are, and using conservative estimates for rent, you'll be hard pressed to find compelling cashflow without going into C or D class areas nationwide.

build it instead of buying it. especially in the 5-50 range you are going to get garbage that's 80-120 years old in c neighborhoods. i can find land in almost any zip code and make the numbers work in columbus. or partner on a project locally. just my 2 cents but build to rent is much stronger right now in my opinion in columbus than buying existing assets

.- They often get sold Class C or D properties while using Class A assumptions - then wonder why they are losing money.Here's some copy & paste info that you hopefully find helpful:-----------------------------------------------------------------------------------------Recommend you first figure out the property Class you want to invest in, THEN figure out the corresponding location to invest in.Property Class will typically dictate the Class of tenant you get, which greatly IMPACTS rental income stability and property maintenance/damage by tenants.If you apply Class A assumptions to a Class B or C purchase, your expectations won’t be met and it may be a financial disaster.If you buy/renovate a property in Class D area to Class A standards, what quality of tenant will you get?

It's likely a scam anytime they sound like AI or the grammar is weird or they use the word "kindly", if they ask for you to respond to them off-platform, if they say their employer will pay for it, if they ask if the dates they've specified are still open (when they can clearly see they are open on your calendar), if they ask for a video of your property (they probably want to set up a duplicate listing with your photos and video and scam others out of money), or if they want a long term booking and they have just joined the platform and have no reviews (could have been evicted from somewhere else, and hope a newbie will let them in with no background check, they'll end up not paying or credit card is bad).
