They are usually 1-5 years . 5 years you get the best pricing and 1 year worst pricing .

Is the move abroad sort of a "trail" to see how long you want to stay away?  

Waiting 3 years for nearly 100k in “free” equity is to the worst thing.

Does anyone use a tool of some sort to plan out a cash flow tree with rentals? 

I also find it humerous that these same buyers that whine about RE brokerage fee's will think nothing of a wholesaler who has no ability to close and is just looking for an assignment fee and they will tac on FAR more than a 6% fee.. and buyers think they get some sort of deal because its off market.. when in fact its on market wholesalers advertise like mad to sell their contract positions and talk about fake news how about fake values and rehab amounts.

Worst case, they may count the interest plus principal payments of the repayment period as you said.
