Some of them have 1,000s of people in them and they would all be able to talk you through it.From an investment angle, BP makes more sense because you can bounce ideas off of other people here for investing in different areas of the United States and get information that is useful.But, let me say this - we have 12 condos and they rent extraordinarily well.

The margins aren't wide enough (cash flow is negative even without paying insurance) and the reserves aren't deep enough in this deal to allow for a cushion when things go wrong, which they inevitably do.

@Claudia Lewis,I'd consider all to be normal wear and tear.The only possible exception would be if the blinds were the expensive wide plantation type blinds that cost a couple hundred dollars per window.

And don't even think about vacation rentals up there - believe they have 60 licenses city wide and a long waiting list....There are many people on here who manage and invest in Duluth who can chime in.

You can for sure find houses within your price range that will produce rents from $700-$1300(I know that's a wide range) depending on the house and area.The Kansas Side has some appealing areas that will produce similar results.
