You need to understand your lease fully and follow it 100%. 

I'm trying to analyze my first property and not sure how to set it up to run the number using the calculator tools here. 2 of the units are successful Airbnb short term rentals, and the other two units are month to month rentals to existing tenants.

I would go middle of the road on efficiency if the tenants pay heat. 

If you are just looking to network I would go the route of meetups locally (you can check above at the toolbar, hoover over forums then to the right you have events and meetups.If you are looking to wholesale and build a list of buyers that fix and flip for deals you may have then I would pull lists from 3rd party sites like Property Radar or propstream.

If so what were the circumstances and what was the reasoning?

Double down and scale in your own market and lift your current team up. 

I don't think any water is coming into the crawlspace other than the plumbing leaks in pipes running under the house.
