I bought a DSLD home before they built it and watched them construct it and live in a neighborhood that has had about 500 homes built in it in the last 6 years. 

I have bought recently plenty of deals in the MLS that hit the 1% rule some investors target.The wholesaler route can get you some below market deals but, man you have to watch those wholesalers.

And watching tons of tons of videos/podcasts

By having more tenants there are more eyes to watch for issues that may pop up, more people paying rent, and if you have one of the units vacant for a bit, it will not hurt the bank as bad as it would if you only have two tenants in the building and one of them left.
