Just vet the tenants well since they will be living with you and start earning your leisure. 

Maybe even throw in the tv/phone bill or Netflix.    

I am looking to buy additional properties this year and wondering if I should refi and cash out or just have get a line of credit against the houses and use the money at my leisure.

Agent is offering us one of the spec homes that they opened the neighborhood with for 49k less then "list", offering 15k closing, bunch of small upgrades and a 60" TV.

She was being interviewed on tv.  

it was right out of the TV show Silicon valley.. the owner of the building ( these were Tish buildings My dad rented in those back in the 70s :)) Anyway I digress the owner of the building had one entire floor dedicated to these startups.. in the middles of the floor was a ping pong table tons of Mountain Dew and red bull and about 30 little start ups..

That means, as soon as the cleaners arrive they need to let us know the condition of the unit and if there is anything that needs additional attention: broken fan, leaking toilet, missing TV, whatever it is.

Most agents don't have a sophisticated TV show with 10 Million+ views.

I read a book (I don't remember the title) discussing the $2,000 large-screen TV of that era.
