I have a lot in East Rockaway, corner that I am helping the owner find a buyer...Trying to get more info on like zoning and how much you can build, Property shark has been useful in NYC but pretty useless in Long Island, can not even find basic info there, is there another website or resource I can use for more detailed property info?

We used the broker Stacksource (found on BP resources) and they found us multiple lenders.

I will say Padsplit seems to target the 80% mark and then give up and focus on other vacant properties.

However, an argument can be made that you’re making provisions to discourage someone from jumping ship and still getting an undeserved income so from that standpoint, you might be discouraging a break up.As investors there could be potential targets on some love struck individual that has higher net worth from a gold digging opportunist partner.What are your thoughts? 

I was recently listening to a podcast and in this particular episode, the investor targeted CoC of >5%.
