Nathan I think this is true if your just talking about rental props for landlording.. the last 2 to 3 years have been the best years of my career.. building new builds and Loaning our funds.

Stop hanging out with your deadbeat buddies who spend all day drinking, talking sports, and otherwise wasting away.

This is way more conservative than a lot of people I talk to and has definitely meant that I lost out on opportunities, but it gives me bigger peace of mind and in shifting markets I feel better prepared to adapt if need be. 

I was talking to an investor who bought a multifamily in San Antonio recently, and the rent growth here has been eye-opening.

Can you make a trip there and try to talk to your realtor in person? 

Deal fell apart as the condo board wanted to talk to the investor before allowing the sale.  

I had plenty questions when I was determining if I wanted to send him my money, and I was able to talk with him directly very easily.
