I have two LLCs (I own interest in both 50% interest in both, but the other 50% has a different owner in each) that want to swap properties.

I thought I was done but find myself to be the one to prevent my PM from having to call an electrician then a plumber to replace a stupid hard-wired garbage disposal, or any licensee to swap a light fixture, wall heater or water tank.

I need to run more analysis on which one would actually be more likely to cashflow. (3) Rent the 1031'd property for 2-3 years. (4) Relocate to the 1031 property and swap it to a primary residence. (5A) If we are happy with the 1031'd property as a primary, turn our (now) former primary residence into a rental, then continue with 1031'ing from there.

I'd leave the window (more light is always better), paint the bottom of the vanity a pop of color, swap out the mirror and pulls to something more updated and I would reglaze the tub and tiles.

I have since swapped over to a family member that resides in the Sun City area and has a little more flexibility.I intend on reaching out via PM to you. 

If you are a homeowner, now is not a good time to trade up with low inventory and then swapping a mortgage out for a higher interested one unless you find a killer deal.

I wouldn't but in for 40%, why not buy the 60% and swap roles for majority?

I would snake it and it would be ok for a while, but soon enough, water from the sink would be coming up in the tub again.I finally got sick of it, got out the sawzall, and swapped out the 20' run of 1.5" copper with 2" PVC, giving it a bit more fall at the same time.

He can put his own fridge in, put yours in storage, and swap them back out when he moves out.
