My brothers a broker, and i have decent reserves, and great credit, so getting a construction loan wont be difficult...it may be a challenge but not difficult3 closest comps, 799k, 865k, 878k and none of these properties were rehabbed all of them needed full gut..I know theres so much in between but just looking at the surface to start withAdvice from some builders....Thanks in advance

. ;-)That says to me, if you evaluate your NY properties in a similar fashion to how you'd evaluate deals elsewhere (at least in the short-term), that should give you an idea of how to proceed.

Not to mention being able to capitalize when deals begin to surface.

I have 5 StRs right now but all are single family , considering a multifamily unit in a popular area in Vermont  with commercial zoning available . have tried to gather data from Airdna & Rabbu.. few listings out there which operate in this fashion .  

These are all mass repetitive "Contained" environments.Now the next great investment will be Auto over the road trucks, Nano Cancer treatments, Nano crop pesticide reduction, Solar electric surface paint generation, Water pumping technology from the Mississippi River to California/Arizona (reverse Dam management(actually don't recommend this, will cause excess salination of the Gulf)), Certified Individualized Student learning platforms, etc. 

There are black stains on top surface, likely from furniture.

My main concern here is structuring the vendor takeback in a fashion that benefits both parties in order to make the deal happen.
