It seems like a DSCR loan would be a better option to qualify for a higher-priced deal if AirDNA supports it. 

I see that you are an actual company now and you obviously have a fairly good customer support/response team!

Apply the same requirements and count the support they receive as income for them.

Refinancing a hard money loan to another hard money loan is not easy and may require the borrower bringing cash to the table if the ARV does not support the rehab budget and loan payoff amount.

If there are comparable rentals that support the rent by room amount, then yes it can be considered for DSCR.
