You don't need to save up $100K or quit your job today in order to become a successful investor. 

The success of either will depend on the market demand for the class of property. 

It is virtually daily that i see purchases or considered purchases that appear to have no path to success.  

Normally when a  property is advertised as "cash only" the property is in poor condition and/or the seller wants to reduce contingencies and opts for a cleaner transaction.

I would compare my return with any market, anywhere but 1) this is a different San Diego market than the one I have been so successful in 2) while I am a big fan of leverage, I am not a fan of over leverage.

I think the unsuccessful and struggling units who have not jumped ship yet will continue to do so, leading to less supply, increasing demand, and a better year for the successful units.
