It helps me to feel more confident in allowing the termination and waiving the fee.

I am not sure what the pushback is other than not wanting to pay attorney fees.  

Also hearing better than market results from those who are self managing as consumers continue to buck excessive fees by seeking to book direct.  

Its like 100 bux a month, meaningless fee for them to handle it all Good luck  That was a momentary lapse in judgement lol.

Only way you made money on this deal, and avoided everyting being eaten up with title & recording fees and transfer taxes, was by flipping the contract - also known as wholesaling.Why can't you just call it what it is?

A lease usually states somewhere that items charged to the tenant (fees, utility bills, etc) are "payable as rent" or "payable before rent".

Because you have to keep the same taxpayer as owner from the relinquished property to the replacement property I'd worry that the legal protection you'd want for a development TIC won't be there.DSTs have high fee but probably are the best path forward for someone who wants to be fully passive and avoid legal risk.

He has a contract with the seller which will then be assigned to me for a fee.

But, if you want to be nice, give them a warning after the first one then start the process the next time it occurs.  6 times in a row means it's probably time.However, if they pay every month and you are collecting your late fee as well... 

I'm hoping to see more of this and praying it gets passed bc we have 2 strs in Hot Springs that have been slapped w/rediculous annual fees and investment hindering regulation.
