Estimates are bout 400k for full gut remodel (hvac, plumbing, electrical, roof, mostly new windows, kitchens, and baths, minor re-framing) New plan is for (2) 2B1B units and will rent for 2k and 2500/mo. 1 unit is a larger 2 bedroom.

Usually no permits or consultants needed $25-$45 per sq ftLit Rehab: includes cosmetic scope, plus updating Kitchens and baths, maybe new mill work and doors, perhaps some updating of HVAC systems or MEPS issues.

I'm trying to do BRRRR on this unit by renovating the whole bathroom, kitchen and etc.. but not sure how much it would appreciate as it's a basement unit but it has 5 bed 2 bath...

My concern is the rough looking Valero corner gas station plus area around the gas station coming off the highway exit to go down the street into the Lennar subdivision. 

Other homes on the street are multi family.

If you give me some cross streets I can look for you at other elements such as crime, schools, rent/price trends in that area. 

There's a house like this down the street, busy all the time. 3 units of varying size on one residential lot. 

Maybe hope for a C on some streets.
