Will they allow you to advertise “standard cleaning included…” So you can still charge when there’s a need for “extra cleaning”?

There is no running water, the plumbing would need to be redone.

So, we can assume the buyer signed a standard buyers rep agreement and hence either didn’t read it, doesn’t understand it, or does and is hoping to work around it.

Now given the situation of NO equity right now to negative equity it seems throwing in more cash would be digging a deeper hole and how is it realistic that these props will go up not only what they are under water today but the added capital JUST to get your capital back forget about any return.
