I used a hard money loan to purchase this off market deal.I rehabbed the upper two units within two and a half weeks and have a renter already lined up for one unit.

I currently have $10K set aside for a down payment, but I’m working on building up more for a better cushion.

Somewhere in the middle is likely your best bet for a 20 year timeline.I have almost 50 units here myself and that's about what my portfolio is cash flowing at this point combined LTV is around 65% as loans have gotten paid down and values have went up.

If you have checkbook control you’ll have a bank account with a bank that has FDIC insurance up to $250k per account.  

On these we are targeting g loans even we wouldn’t normally consider; EXCEPT for the fact that we are receiving so much collateral that we end up at 35% LTV or less.

Selling means giving up an incredibly cheap cost of capital, especially in an appreciating area like 28277.I direct my investors to 28277 all the time for appreciation-focused plays.
