Residential, in my opinion, is a hassle so I am getting rid most of those properties so I can reduce my hands-on activities by 90%.

Renting for all my independent life now, I've noticed rentals I've found were on certain platforms being advertised, like craigslist, apartments.com, Facebook marketplace, and landlords posting to their personal social media accounts.However, I can't imagine these avenues being the only advertising methods, when you have something like vacancy to fill.

My future options are either keeping what I’ve got and getting a PM to manage all daily activities, 1031 into STNL, and/or DSTs.

I am hoping to find an opportunity to help an established Investor with any administrative tasks, social media, or marketing in exchange for a chance to learn.

I currently have two active VA home loans, to echo what @Carroll H. is alluding to. 

The forums have some information, but the bigger value is in their various member meetups, since it seems the forums are not "super" active with sponsor conversations.
