This is home base and aside from taxes and insurance (also optional if you're paid off and like to shoulder that kind of risk) you've not a base forever.  

We knew it was bad before and a huge reason for getting her licensed, but now its is even more obvious rubbing shoulders with some of these characters.

Not sure if they could complain, once the city approves it, home owners have no power to overrule anything, else, the city will have to shoulder all the expenses in upgrading the home.

Broken doors, head and shoulder shaped dents/holes in walls, cigarette burns on counters, iron shapes melted into the carpet, cracked toilets, etc. it had to have been one hell of a party.

Believe it or not I will not take income if I feel I am not doing the right thing - so  I would let the tenant out of the lease and give them all their money back - because I dont want that weight on my shoulders while I try to get a repair that big - that is out of my ability - completed....
