.) , road traffic counts, starting cap rate on purchase with blended cap rate over time, 1,3,5 mile population levels in a ring radius, median income households levels, income and population level growth trend's, crime stats,  is property on going to work side or going home side of road, when was property last re-imaged inside and out with the building, sightlines to property ( is it visually down in a hole or up on a hill which deters customers to patronize the business ) or is it nice and level and easily visible from the main road, parking ratio spaces for the parking lot is it ample or not enough for the tenants business model, any future road widening that would impact the parcel size of the property, access with how hard is it to get into the property such as a U-turn, does it have large back anchors for cross feeder daily traffic to the site, etc.All these things and more come into evaluating NNN properties.Hope it helps some.       

The reasoning I require it is because we allow pets, and if the tenants animal causes someone else harm the property owner could be on the hook, the renters insurance helps curb this, we have the tenant name the breed, name,  sex, weight, of the animal (s) on the policy  

I have a U shaped kitchen in my home and the corners are a good spot to put small appliances (mixer, toaster, microwave).  

Assuming that I abandon that model for a whole home rental instead, does anyone have experience with AU Gold (Kraft Lake) and/or Proper Insurance?

I found a potential multi family my only issue is that there is a registered level 3 sex offender that lives on the street.

One of them told me he took over a 12 unit studio building a friend brought and 9 of 12 tenants are registered sex offenders. 

I found out through google that the tenant living on one side is a sex offender.

They offer statewide eviction, nationwide criminal bankruptcies, liens and judgements, U.S. sex offender, FBI/US Marshals lists, terrorist search/OFAC for all renters with or without a social.

I just signed a lease with a tenant on June 15th, 2023. I ran a background check and something did show up but showed (N/A) on the background check. I asked the applicant and they said it was nothing and got dismissed...

My cleaner is in there now, and she found marijuana and paraphernalia, (the lease states NO smoking or marijuana use on the property), dog poop all over the carpets (they said they didn't have a pet and didn't pay a pet fee), a broken kitchen cabinet, dog pee on the bedsheets, sex toys under the bed (just in case the dog poop wasn't nasty enough for my poor cleaner), stickers on the wall and a hole in a door, and lots of personal property of the tenants.
