I don't have the energy to basically refresh my knowledge every 5 years. 

IMO, it's better to put that document in front of them once a year, walk through it to refresh everyone's memories on the terms and conditions, and make sure they have an updated copy on file.

Look for companies that will have units rent-ready and leased up again within 30 days, which should give them plenty of time to refresh the unit and perform any repairs.9.
