In my coverage area, New Brunswick, Perth Amboy, Carteret, Union, Elizabeth, Plainfield, Bound Brook, Dunellen, North Plainfield, Manville are just a few off the top of my head that are big rental towns.

I have no W-2 income and have been advised to consider DSCR no-ratio loans, but current rates are in the low 9% range, which seems high.

A HELOC is going to be in a similar range for a primary, but offer a longer term.If your plan is to pay off the line in the near future with a refinance, I would not be too considered with term length or rate.

We could target homes more in the $300k - $325k range. 

Stick with Mortgage note syndication returns of 9-12 range out of the gate and enjoy the annuity.  

You can get some great cash flowing duplexes for that price range in Dayton, Ohio. 

Well I wanted to buy a home and that was the only thing I found within my price range How did you find this deal and how did you negotiate it?

@Shiwei Qu- thanks ...there are many great opportunities  in OH  due to the price ranges and demand froms renters ....its best to try to have some representation  or  assisztance  in whatever areas that you buy in  ( relator / property manager / insurance agent / contractors etc ..) 

Our rates are in the 7% range for 20% down though.
