Long term they are cash flow negative...there will be costs besides that mortgage.I do agree that insurance salesmen are generally a pass as a PM.

Normally, I would like to pass as many of those costs to the tenant as possible, but it is typical for landlords to pay water in Grand Rapids, and the city can put a lien on your property if it's not paid.  

The fact that she's posted to this thread time and time again shows she's at least motivated and she's already got a website etc....But back to the wholesaler part... they get a bad rap because they are seen as the used car salesman of the RE world... looking to make a buck off someone else and pass a problem down the line.

It's very hard especially in California where Pot is legal. 5 out of 10 applicants cant pass a urine test, and the other 4 had some sort of traffic violation on their record within the last 5-7 years.

I would stick to people who can pass a credit check, verifiable employment, first and last month's rent, and a security deposit.
